Bulgaria is located in South-east Europe and occupies the eastern part of the Balkan Peninsula. Its north neighbour is Romania, western - Macedonia, Serbia and Montenegro, eastern - Black Sea and south - Greece and Turkey.

The country’s territory is 111 000 m2. Bulgaria has a variety of vast valleys and fields, low and high mountains, river basins and beautiful gorges. Despite the small territory, the country has an incredible variety of flora and fauna. The natural scenery shall surely make a big impression to any visitor - remarkable rock formations, mysterious caves, sunny beaches with golden sands, calm bays, magical mountains, crystal clear lakes and fresh woodlands full of scents.

Bulgaria boasts some of Europe's best sandy beaches, with over 370km of coastline. The waters are safe and crystal clear, offering perfect conditions for swimming. The well known stretches at Golden Sands and Sunny Beach are among the best for beach lovers.

It is expected to be accepted in to the EU by 2007 which will bring substantial new investment including a bid to host the 2014 winter Olympic Games.

Flight times from the UK are around 3hrs Bulgaria’s main airline Bulgaria Air flies from the main UK airports in to the main areas of Bulgaria. During the winter months there are lots of charter flights available to the ski areas and during the summer months it is the same in to the popular beach areas.

The main areas for property purchase and investment are, Sofia, Bourgas, Varna, Sunny Beach, Golden Sands, St Vlas, Borovets, Bansko and Pamporovo, however there are bargains to be had in smaller undeveloped areas and are therefore worth considering.

The average rise in house and apartment prices countrywide over the last year is over 36%. Bourgas, for instance, experienced a rise in property prices of 46% last year; it is the fourth largest city in Bulgaria and is situated in the south-eastern region of the country. As a Black Sea city, its climate is certainly favourable, while an excellent transport infrastructure has laid the foundations for strong growth in both the tourism and industrial sectors.

Varna had a 25% increase drawing attention to Bulgaria's third biggest city. As the main port for both naval and commercial shipping, Varna is developing a cosmopolitan atmosphere that will undoubtedly make it attractive to local and foreign house buyers.

Buying in Bulgaria has been described to be like finding a cheap renovation project in London.
